In 2005, J Street Development and its investment partner bought this 68,000 square foot parcel, prominently located at North Capitol and L Streets, NE, in the heart of the burgeoning NoMa/North Capitol Hill submarket. The property was not on the market, but J Street became aware that the tenant had a right of first option to purchase the building. J Street approached the tenant, the Smithsonian Institution, and negotiated to purchase their option, renegotiated their renewed but amended lease, and proceeded to close on the property a few months later. Originally planned and designed as a Class A office condominium, changing market demands in early 2011 led the ownership to believe that a sale as a residential site would be the best use for the property and a sales transaction for 100 K Street to a residential developer closed in August 2011.  Read more....

In its continuing efforts to discover emerging areas of the District of Columbia that would afford meaningful development opportunities, J Street set its sights on the Capital City Market area in the northeast quadrant of the District just to the northeast of NoMa. J Street then formed a joint venture with EDENS, and its investor partners J P Morgan, NYSTER and the State of Michigan, to assemble and develop this combined area of over 27 acres in Washington, DC.  Read more....

In 2004, J Street put approximately three acres under contract in the emerging market of NoMa – first purchasing 60 L Street and then adding 52 L. The company purchased the property off market from an investor who needed to liquidate to resolve family financial issues. Read more....
